Philip J. Procacci, Chief Executive Officer and co-founder of Procacci Development Corporation more than 35 years ago, is the driving force behind every aspect of the Company’s business operations.
Through his conceptualization of a stronger, better equipped and more sustainable office building, Mr. Procacci established a niche market. Following the success of two major business campuses in West Palm Beach and Miami incorporating these features, the Company has become the premier developer of Class “A”, hurricane-resistant buildings in Florida.
Mr. Procacci is a licensed Florida Real Estate Broker, State of Florida Certified General Contractor, National Association of Industrial and Office Properties Member, a Supervisor of the Beacon Tradeport Community Development District, President of the Beacon Tradeport Industrial Park Association and a Vista Center Association Board Member.
Mr. Procacci holds a Bachelor of Science in Economics from the Wharton School of Business at the University of Pennsylvania.
Mr. Lapidus brings more than 25 years of successful real estate experience specializing in acquisitions, dispositions and portfolio management.
Prior to joining Procacci Development Corporation, Mr. Lapidus served as Director of Acquisitions for Butters Real Estate Funds, LLC, a division of the Butters Group. Previously, Mr. Lapidus held positions as an investment broker, Vice President of Investments at CB Richard Ellis, leasing and investment broker at The Codina Group (now Flagler Development) and partner at the Miami offices of Hughes Hubbard & Reed.
Mr. Lapidus earned his undergraduate degree from Stanford University and his law degree from New York University School of Law. He is a member of both the Florida and New York Bars.
Mr. Lapidus is responsible for all real estate related legal affairs of the Company, including leasing, acquisitions/sales, financing, service agreements and corporate governance.
Reese S. McCauley Jr., Executive Vice President of Procacci Development Corporation’s Construction Division, is responsible for implementation of the Company’s projects from concept through design, budgeting, permitting, site development, building construction and tenant move-in. Mr. McCauley played an integral role on the Procacci Design Team that developed the “Built Procacci Strong” hurricane–resistant construction concept, which has been adopted as a standard in new buildings constructed by the Company throughout its portfolio.
Mr. McCauley draws upon more than 35 years of applied experience in the Florida construction market and has developed a diverse range of project experience directing a multitude of construction projects. Among Mr. McCauley’s most recent project completions are Federal Government GSA facilities including: U.S. Citizenship and Immigration Services Class “A” office building in Tampa, Florida (LEED Silver Certified); Immigration Customs Enforcement Agency office building in Orlando, Florida; Immigration Customs Enforcement Agency office building in Fort Myers, Florida (LEED Silver Certified); Complete renovation of an Immigration Customs Enforcement Agency office building in Nashville, Tennessee (LEED Gold Certified).
Recent multi-tenant office building completions include: Class “A” 140,000 square foot, twin tower office buildings within Emerald View at Vista Center in West Palm Beach, Florida; Class “A” 90,000 square foot office building constructed in Miami, Florida; Class “A” 90,000 square foot office building constructed in Plantation, Florida.
Mr. McCauley has been a State of Florida licensed Certified General Contractor since 1975. In 2012, he was awarded a Certificate of Achievement by The National Hurricane Conference for speaking about the protection incorporated into Built Procacci Strong buildings, which are constructed to resist winds of up to 185 mph of a Category 5 hurricane. Prior to joining Procacci Development Corporation, Mr. McCauley owned and operated an independent construction firm.
Alex Gulick, Chief Financial Officer of Procacci Development Corporation, is responsible for working with the Executive Team in forecasting the strategy and growth of the Company. He is also responsible for developing and implementing enhanced business and control processes across the organization’s accounting, finance, property management, acquisition, construction and development groups. Prior to joining Procacci Development Corporation, Mr. Gulick served as a Senior Asset Management Accountant with Ernst & Young LLP in Boston, MA. Professional affiliations include NAIOP Board of Directors, Urban Land Institute, and International Council of Shopping Centers. Mr. Gulick holds a Bachelor of Science Degree in Finance from the University of Florida, a Masters in Accounting from the University of Notre Dame and a Masters in Real Estate Development from NOVA Southeastern University. He is also a licensed Certified Public Accountant in the State of Florida.
F. Vincent Godin, Director of Finance and Acquisitions, is responsible for identifying and underwriting new acquisitions as well as financing of the Company’s projects. Prior to joining Procacci Development Corporation, Mr. Godin served as Senior Asset Manager with Woolbright Development. Previously, Mr. Godin worked in consulting for distressed companies and audit of commercial real estate clients with PricewaterhouseCoopers in Boston, MA. Mr. Godin earned his undergraduate degree in Finance and Accounting as well as his Masters in Accounting from Boston College. Mr. Godin is a licensed CPA (Certified Public Accountant) in the State of Florida and CFA (Chartered Financial Analyst).
Vincent P. Procacci joined the company in 2013 and is responsible for forecasting and underwriting new hospitality projects. In Washington, D.C. he previously served as an Economic and Financial Analyst with Gavea Investimentos, a Brazilian investment fund based in Rio de Janeiro.
Mr. Procacci has a Bachelor of Arts in International Economics from American University and a Master of Arts in International Trade and Investment Policy from George Washington University.
He is currently enrolled in the Hospitality Management Master’s Degree Program at Florida International University and is pursuing certification as a Chartered Financial Analyst.
Mark G. Krejcarek, Director of Property Management for Procacci Development Corporation, is responsible for property management within the Company’s diverse portfolio while incorporating sustainable practices to reduce the Company’s carbon footprint.
Mr. Krejcarek is a LEED Accredited Professional with experience in project and construction management. He worked for TF Construction Management as the LEED Project Manager for a 30,000 square foot school building that achieved LEED Gold Certification, the first school in the State of Florida to do so under the LEED for Schools Rating System. Mr. Krejcarek has assumed a leadership role in all new construction projects pursuing USGBC LEED Certification by coordinating between the design and construction teams to achieve the overall sustainability goals of each new project.
In the time Mr. Krejcarek has been with Procacci Development Corporation, he has successfully implemented a web-based work order management system for tracking and scheduling preventive maintenance on assets, tenant work requests and other routine maintenance requirements. Mr. Krejcarek’s success in implementing the web-based work order management system, led to his appointment as Information Technology Manager, where he continues to review and assess the Company’s IT infrastructure looking for opportunities for overall improvement and increased efficiency.
Mr. Krejcarek has a Bachelor of Science Degree in Civil Engineering with a specialization in Construction Engineering and Management and a Master of Engineering and Management (MEM) Degree both from Case Western Reserve University in Cleveland Ohio.
Katherine Cortese joined Hilton in 2012 as Senior Design Manager for Latin America and the Caribbean and is responsible for design direction for the eleven brands representing Hilton Worldwide projects. Focused in fastest growing regions, Mexico and Colombia, she oversees 50 plus projects including new developments, conversions and renovations of existing hotels. She implements plans to ensure that overall strategic direction of project design standards are consistent and supported by other disciplines. She collaborates with owners to ensure objectives of project design and standards are met. Directing design across cultures and markets is her expertise.
Katherine joins us with 20 years of experience in the luxury hospitality design field. She has moved quickly and decisively in establishing a presence within this dynamic market integrating well into the Hilton culture. Her career includes successfully leading the largest team handling all aspects of the design process customized to each project for Wilson Associates, an internationally acclaimed hospitality interior design firm with projects spanning Europe, Middle East, Asia Pacific and The Americas. Her portfolio includes design for luxury projects for major hotel brands, resorts, restaurants and spas. Katherine, as co-‐owner and partner, established a three partner and seven associate design firm which included opening a project office in Dubai. Responsibilities encompassed being the principal designer of the firm along with setting vision, style and branding standards. She also brought in key clients, secured projects, planned budgets and prospected and sourced new projects and clients.
As the first Registered and Licensed Interior Designer for the Latin America Hilton team and holding a BFA in Interior Design with a minor in Engineering Technology, she brings an educated and experienced understanding of quality and the creative process for developing unique solutions. She embraces travel and client relations with the ability to adapt to the situation at hand and move seamlessly from formal presentations to informal discussions. She is a collaborative designer working at the owner and developer level. She has educated new designers in the region to curate spaces with treasures that reflect varied interest and a worldly perspective.

Procacci Development Corporation was founded more than thirty-five years ago by Philip J. Procacci with his father, Pasquale Procacci. From its inception, the Company specialized in numerous segments of real estate, initially constructing single family homes, repositioning neighborhood shopping centers, renovating and repurposing buildings and ultimately transforming itself into the forward thinking developer of cutting-edge Class "A" office buildings that provide unparalleled business continuity. Over the years, the Procacci portfolio has grown from 100,000 square feet to more than 1.25 million square feet.In 1975, Procacci pre-leased an office building the Company was developing in Miami in its entirety to the State of Florida Department of Children and Families. Recognizing that the rapidly growing population of the Sunshine State would result in increased need for office space across all agencies of State government, Procacci continued to successfully respond to the State's unique lease requirements. By the Year 2000, Procacci Development Corporation ranked among the largest private office space providers to the State of Florida. Concurrently, throughout this period, Procacci leased a significant amount of space to various County agencies around the State. In 2002, Procacci Development Corporation completed the wholesale renovation of a former furniture warehouse into a 90,000 square foot office building in Plantation, Florida to the exacting specifications of a multi-agency law enforcement task force. Based on the successful execution of that project, Procacci was awarded a commission by the U.S. General Services Administration to construct a similar building in the Airport West submarket of Miami on land Procacci had purchased within the Dolphin Commerce Center located immediately north of the Dolphin Mall near the interchange of Florida’s Turnpike and The Dolphin Expressway (S.R. 836). The successful and timely completion of this project resulted in additional commissions. In response to the unusually severe hurricane seasons of 2004 and 2005, Procacci began its innovative program of incorporating the "Built Procacci Strong" concept into multi-tenant office buildings. These Class "A" buildings are constructed to withstand the onslaught from Category 5 storms and their aftermath with no disruption to tenants’ business operations. In 2007, Procacci opened two 70,262 square foot, four story Class "A" hurricane resistant office buildings within the Emerald View at Vista Center campus. Constructed on a site directly adjacent to the striking landscape of the Emerald Dunes Golf Course and strategically located at the Okeechobee Road interchange of Florida’s Turnpike in West Palm Beach, this project has been truly successful by securing leases with such notable tenants as the corporate headquarters of Oasis Outsourcing, the regional office of Wells Fargo Insurance Services Southeast, State Farm Mutual Automobile Insurance Company, Royal Bank of Canada, Humana and The Scotts Company, to name a few. In 2008, the first two of four "Built Procacci Strong" Class "A" office buildings opened within the Crossroads at Dolphin Commerce Center in Miami. In addition to leases secured with the General Services Administration, they are leased to private sector tenants including the CarePlus division of Humana and the University of Phoenix, Strayer University, the disaster recovery offices of Banco Santander International, Espirito Santo Bank and HSBC. These groups have recognized the necessity for a supplemental office location that will withstand severe weather conditions and provide a 100% "buisness as usual" environment in the event of any power outage. Unlike traditional data centers who offer similar protection for equipment, these buildings allow for continued daily operation in a professional office environment. The newest edition to the Crossroads at Dolphin Commerce Center, opened in March 2011, is the West Dade campus of Keiser University. Procacci developed this 90,000 square foot building for the sole occupancy of this private, not-for-profit school that provides educational programs at the undergraduate and graduate levels. Keiser's main campus is located in Fort Lauderdale with fourteen campuses located throughout the Sate of Florida and internationally. Upon disruption of electrical service, this system seamlessly switches to power supplied by diesel generators housed in an independent hurricane-resistant building. On-site diesel tanks are sized and ready to fuel the generators for twenty days.
